TERMS & CONDITIONS

By booking a stay with us, you (the “lead guest”) and your guests agree to follow the rules below. These terms are here to make sure everyone enjoys a safe, comfortable, and pleasant stay. If you have questions before booking, please contact us.

1. Booking & Deposits

  • The lead guest must be at least 18 years old.

  • The maximum number of guests allowed per room is stated in the room description.

  • Only the lead guest and registered guests can use the room and hotel facilities. Visitors are only allowed with permission from the hotel.

  • To confirm your booking, a deposit is required in advance.

  • Deposits must be received before your booking is confirmed.

  • Deposits are refundable only under the cancellation conditions stated below.

Payments accepted:

  • Credit/Debit Card (online or by phone)

  • Bank Transfer

  • Cash Deposit

⚠️ Any fees charged by the bank for failed transactions must be paid by the guest.

2. Check-in & Check-out

  • Check-in: from 2:00 PM

  • Check-out: by 12:00 PM (noon)

Early Check-in / Late Check-out:

  • Subject to room availability and must be confirmed with the Front Office.

  • Early check-in (7:00 AM – 2:00 PM) = additional charge.

  • Late check-out (12:00 PM – 6:00 PM) = additional charge.

  • After 6.00 PM consider as one night stay charges.

  • Rooms not occupied by 10:00 PM without prior notice will be considered a No Show.

3. Cancellation & No Show Policy

  • Cancel 3 days or more before arrival = Full refund of deposit.

  • Cancel within 48 hours of arrival = No refund.

  • No Show (guest fails to arrive) = deposit is forfeited + full booking charge applies.

If the hotel cancels your booking due to unforeseen circumstances, our responsibility is limited to a full refund of payments made.

4. Guest Conduct

  • Please respect the privacy and peace of other guests, neighbors, and staff.

  • Any disturbance, nuisance, or disrespectful behavior may result in immediate cancellation of your stay without refund.

5. Wi-Fi Use

  • Free Wi-Fi is available for light use: browsing, social media, messaging, emails, light streaming.

  • Heavy streaming, online gaming, or large downloads are not supported.

  • Illegal activities using our network are strictly prohibited and may be reported.

6. Damages & Lost Property

  • Any damage caused to rooms, furniture, or facilities will be charged to the lead guest.

  • Please report accidental damage immediately to minimize costs.

  • Lost keys/key cards will incur a replacement fee.

  • Lost & Found: Items left behind will be kept for 1 month.

    • Guests may collect items or request postage (charges apply).

    • The hotel is not responsible for replacing lost items.

7. Smoking

  • Smoking or vaping is not allowed anywhere in the hotel compound, in line with Brunei’s Health Act 2005.

8. Pets

  • No pets are allowed in the hotel.

9. Parking

  • On-site parking is available.

  • Guests park at their own risk.

10. Accessibility

  • An elevator is available for guest convenience.

11. Our Right to Cancel

  • The hotel reserves the right to cancel any booking immediately if guests break these terms.

  • In such cases, no refund or compensation will be provided.
